- Can a foreign national own property here?
- Yes. Quintana Roo sits inside Mexico's restricted zone, so foreign buyers hold title through a fideicomiso, a bank trust that gives you full rights to use, rent, modify, sell and pass on the property. It is the standard route on this coast and your notary sets it up as part of closing.
- Is my reservation refundable?
- Yes. The reservation payment is fully refundable for fifteen days from signing the reservation letter, which is the window you use to review every document with your own advisors.
- What comes with the lot?
- The plan for each lot includes paved and lit interior roads, power and water underground to your lot boundary, a gated entrance with 24 hour staffing, and the 5,081 ft² common area with the clubhouse, pool, yoga sanctuary and jungle gym. Rough access roads are in place and construction is under way; the rest goes in as the community is built out.
- Can I use my own architect?
- Yes. Buy the land on its own and build with whoever you like, working to the community design guidelines that keep height, setbacks, roof materials and the palette consistent along the street.
- Do I have to build straight away?
- Not straight away, but there is a window: construction has to begin within twelve months of your down payment. Within that window you choose your architect and design, or have us build, and the full terms are in the purchase agreement.
- Are there ongoing fees?
- Yes. There is a monthly HOA fee covering security, road and common area maintenance, and the amenities. We will give you the current figure with your pricing.
- How do I get onto the lagoon?
- The water is 558 feet away, a two minute walk. Bacalar's lagoon front is lined with restaurants and beach clubs with docks and swimming areas, and we are arranging owner affiliations with several of them so residents have somewhere to land. Ask us where that stands when you enquire.
- Can I buy through a company?
- Yes. If you are purchasing through a corporation or LLC, we will need the paperwork linking you to the entity along with the usual identification.
